The most common mistake made in real estate that makes the investment more risky is that the investor isn't educated in the best strategy for the property. I know this because I got squashed like bug by a legitimate real estate guru who swiped $30k in profit from right under my nose without me even knowing it.
Remember, just like any other investment, real estate carries a certain degree of risk but I still feel it's a great way to add more depth to your investment portfolio. There are far too many strategies that fall underneath the category of real estate investing, so just know that there really is never a bad time to invest.
Remember when "flipping homes" because the hottest thing since peanut butter and jelly? The housing market now had a shortening amount of demand and a ridiculous amount of surplus. What made this worse was that banks weren't borrow for investment properties anymore. Flipping isn't the only tactic for real estate marketing, there are many more that you can use in any market.
So, what is the best real estate to invest in when the housing market looks so bleak? Now is the perfect time to consider investing in long-term (buy and hold) rental properties. Real estate is the best investment even today for those who plan properly.
Think about how many people actually lost their homes due to foreclosure, largely due in part to crappy lending. So, the obvious now is that there is an insanely high demand for quality rentals, right? If you've got the capital or connections to invest now you are able to find some smoking hot deals in wonderful neighborhoods.
The last thing anyone wants after losing their home to foreclosure is to have to rent from a slum lord. So the key is to find rental real estate that is in liveable conditions. Some might need repairs and that's ok, but it's not too difficult to spot deals all over right now.
If you're not interested in the day to day grind of rental investing, you can even hire a property management company to handle the property and its rental for you. They do all the work leaving you to enjoy worry-free real estate investing.
After the market picks up you will have an assortment of options that are available to you to maximize the profit potential of your real estate investment. You could think about doing a rent to own, sell it for a lump sum, or keep the cash flow from the renters. It's totally up to you. You hold all the cards when your property value increases.
Now ask yourself the question, is real estate a good investment? I think now that you know you have some options to explore with your real estate investment you are starting to see light bulbs go off in your head with pretty returns in the future. The key is to find the best investment strategy for the property in the current time.
